Although each project can be unique in it’s own way, these are the general steps to expect when working with us:

Step 1 – Client Consultations
Our initial consultation can be by phone, video chat, or even in person. We’d like to get a general understanding of what you want to build. We will be able to provide general advice and possibly even provide some preliminary hand sketches free of charge.
If interested, we will then send you a formal proposal including our fees and scope of work. We will welcome any further questions as you take time making a decision.

Step 2 – Review of Zoning By-Laws and Existing Site Conditions
We will review the relevant zoning by-laws associated with your property. A site visit may also be required to document existing structures, trees, landscaping features, etc. This step is crucial for renovation and addition projects to thoroughly measure the interior dimensions of existing structures.
Once all existing conditions are documented, we will create as-built drawings.

Step 3 – Preparation of Architectural Drawings and 3D Visualization
Development of drawings including site plans, floor plans, building elevations, and building sections with all required details for a building permit. Creation of 3D visualization and rendering photos is included in our service.
Client consultation continue and we typically advise coordination with your General Contractor at this step to review construction methods and materials.

Step 4 – Submission of Drawings for Permit Approvals
Once the design is finalized, we will package the drawings into a single PDF file and submit to the municipality. Some municipalities such as Toronto have a two stage permit approval, where the initial step consists of a zoning review and certificate, prior to submission for building permit.
If a Minor Variance is required through Committee of adjustment, expect to wait a couple extra weeks or months to receive a permit.

Step 5 (Optional) – Construction Inspections and Reviews
Our team has a wealth of practical knowledge and on-site experience. Included in our initial fee proposals, we provide optional costs for on-site reviews in case you will need us during construction.
